Representation Summary:

While this site is well linked to housing within the village, the primary concern is flood risk. We are particularly concerned about how flooding from the local stream will be prevented without increasing the risk to existing properties. In addition, the existing play space to the north of the site currently has no play equipment and requires maintenance. Privacy to the existing houses should be a priority as they currently have open views which given this is a flood plain they were given to understand it would not be built upon

Representation Summary:

Site Allocation Ref. SKPR-58 has been assessed against suitability criteria in the Draft Site Assessment Report (February 2024 and update July 2025) and against sustainability objectives in the Interim Sustainability Appraisal Report (February 2024). The SA Report Addendum (published July 2025) did not update the previous assessment of the site against sustainability objectives because there were no changes to the site allocation. In summary, the assessments demonstrate that there are no significant constraints to development at the site and mitigation measures would address any potential adverse impacts. We comment below on some of the key findings of the assessments.

It is noted that the site allocation scores ‘green’ for most suitability criteria. A suitable vehicular access could be provided to serve the promoted development. The promoted development would not have a significant impact on the strategic or local highway network. The site allocation is accessible to the services and facilities within the village by walking and cycling, and there is a railway station and bus stops in the village. The site is not affected by contamination or air pollution.

No changes are required to Site Allocation Ref. SKPR-58, and it is requested that this site is retained as an allocation.

Representation Summary:

We support the inclusion of Principle D to ensure the high flood risk area is not developed. We would like to highlight that since the site was allocated, the flood map for planning has been updated and the high risk flood zone 3 area has increased.

We also request an additional principle in regard to waste water treament works.The proposed site allocation will be connecting to Ancaster Water Recycling Centre and the data available to us suggests that there may be limited capacity to accept additional flows.

Representation Summary:

The identified site is irregular in shape owing to the site constraints and area of flood risk along the eastern boundary. It is considered the site provides an important visual break within the existing built form which may be better repurposed as recreation space for existing and future residents.

Given the known flood risk constraints of the land (illustrated in the image below) it is considered the site may be unsuitable and not feasibly deliverable for future residential development.

Considers there are concerns with the suitability and deliverability of a number of the sites proposed for allocation within Ancaster. GFW would therefore proposed land south of Fir Tree Lane is considered as an alternative site for allocation within the Local Plan.
