As per SKPR-168 Wilsford lane is unsuitable for this development, with the Bellway development opposite this will result in too much traffic on Wilsford lane especially at Busy periods and given the poor junctions and poor pedestrian routes this is a significant issue

The proposed site allocation will be connecting to Ancaster Water Recycling Centre. Therefore, we recommend the following is included as a principle:
'Additional treatment capacity is required at waste water treatment works and new discharge permits are required for water quality targets. This should be incorporated early on in the development of scheme specifics, as part of a scheme wide delivery strategy which demonstrates that capacity is available or could be made available to serve the development subject to phasing'.

Policy SKPR-271 is supported as written, providing opportunities for Ancaster’s housing capacity to be met more widely and effectively. We note that a planning application for 73 dwellings on site (ref. S24/2066) is currently under consideration by the local planning authority and is not, therefore, in line with the existing or proposed policy.

The continued allocation status of this site is supported.
No consideration has been given to land at Wilsford Lane on its ability to accommodate a higher level of growth originally identified in the adopted Local Plan. The Council should be mindful that the site offers the opportunity to increase the density of the site from 16dph to 30dph.
It is proposed that the overall site area is expanded to 6.2ha
The figure set out in the policy wording should be increased to 73 dwellings at 30dph

There remains significant technical objections to the proposal. Notably the highways officer has raised concerns over highways safety and pedestrian connectivity.
Anticipated that the highway cannot accommodate additional development of this scale, whilst also providing pedestrian connectivity to local services.
The site is likewise located less than 100m to the north of Goldholme Stone Quarry. Inevitably the quarry operations will generate dust and noise implications for the surrounding area.
Further development along Wilsford Lane will result in significant extensions to the south eastern part of the village.
Considers there are concerns with the suitability and deliverability of a number of the sites proposed for allocation within Ancaster. GFW would therefore proposed land south of Fir Tree Lane is considered as an alternative site for allocation within the Local Plan.
