Existing services like schools and healthcare are already overburdened, and adding more housing will only exacerbate these issues. Moreover, cramming excessive housing into limited space threatens local community, green spaces, and air quality. This development overlooks the need for sustainable growth and risks compromising the quality of life for residents. I will object further, If I have to. We don't need this we don't want it.

supported by land owners not residing near the proposed site and doing this for profit with no consideration for residents and no impact to themselves. Example SKPR-26. Green field plot enjoyed by locals for exercise, walking, wildlife and a connection to a green lane enjoyed by walkers horses, joggers etc this would be compromised by additional traffic from new homes. Development should be on Brown fields and not agricultural land.
Development of Deeping has been mismanaged and outstripped the capacity of its infrastructure which cannot cope including schools, health and leisure all of which are woefully inadequate.

The Deepings WRC has been identified as having capacity issues. We have no concerns about the development at the Deepings due to it’s a small development. However, the data from the EDM installed in 2020 shows 103 spills from Storm tank at WwTW. The Deepings has a headroom of 453 which is equivalent to an estimated capacity of 1407 dwellings and the dry weather flow limits is approaching its limit with 4 out of 5 years above Q90. Additional flows could cause pollution to the River Welland (GB205031050685). We encourage the council to liaise with AWS and ensure that acceptable plans are in place for the management of foul water, in advance of planning permission being determined. We also encourage the council to be aware of the measures that would be required to be taken by AWS, to ensure that the additional flows from the development would be accommodated.

Our Client is aware that this Regulation 18 version of the Local Plan proposes to allocate part of this site for housing.
The site is within a single ownership and is available for development. The site is therefore deliverable within the first five years of the new Local Plan. Our Client has developed a Responsible Ownership Policy for Property (ROPP) which is applied to development land within its control. This means that, from inception, there is a keen focus on environmental and social benefits for the local community.
The development is promoted to be a low carbon development, in design, delivery, use and future use.
Given our Client’s land interest in Deeping St James, the proposed allocation on Priory Farm Land at Policies H1 and SKPR-26 is fully supported. The support for this allocation is offered without prejudice to our Client’s overall position that these policies of the Local Plan should include the entire site as a new allocation. This can be done without any conflict with proposed Spatial Strategy.
