Insufficuent school placed, GP facilities, and the current high volume of traffic on Bourne Road.
The existing site near tge coop has not been developed.
There is a wude variety of wildlife on tge site and this would be adversely affected

Strong objection; increased traffic congestion on Bourne Roads towards A1, lack of appropriate highways provision for safety of cyclists and pedestrians, inadequate access road between 44 and 42, increased risk of flooding, further strain on services for example GP surgery, greenfield site and failure to achieve 10% biodiversity net gain due to housing density, adverse impact on house prices

Why are you planning on converting green field sites on the outside of the village when there are already sites earmarked within the village that have yet to be utilised ? This will cause a danger to life from increased traffic access and egress on the main road. The village does not have sufficient infrastructure to cater for the increase in population

Colsterworth cannot sustain more dwellings, the school is at maximum capacity and recent developments on Bourne road, has very few houses occupied The proposed land is part of the green belt boundary yet a site with planning permission to the north of the village has not been developed, SKPR-120 site has limited access close to existing housing and will be dangerous when exiting the site by vehicle or pedestrian, recent developments (Cold Store, Melton ring road) will only compound the danger with added traffic, the site could provide approximately 120 dwellings thus exceeding allocated requirements. Please don’t ruin our village.

If there is a need for housing, why not build north of Bourne Road? I understand that a site was previously identified and planning approved close to the Co-op but developers have not chosen to develop this site. Why is this? Development of this site , compared to the area south of Bourne Road, would reduce traffic movements into the village and not add significantly to traffic flow to the A1 via Bourne Road.
I understand that very few houses on the site currently being developed North of Bourne Road close to the A1 have been sold. Is this evidence that there isn’t a genuine need for more housing in the village?

Whilst I appreciate that there is a need for housing in general in the UK I cannot understand why Colsterworth has been earmarked as a village to be further developed. Where is the evidence that more housing is required in the village?
The current new development at the end Bourne Road, by the A1, is already adding a significant number of houses to the village if they are all eventually sold.
The infrastructure and services within the village are already at or near or over full capacity - the doctors and the school for example
The village and local roads are already busy with traffic - especially when there is an incident on the A1 and Colsterworth is used as diversion - the village roads simply cannot cope. The proposed new development and the one at the end of Bourne Road will add significant numbers of vehicles to the local and village roads.

Bridge End / Woodlands has a build site approved (since 2015) for 48 homes, that records show work has commenced on. This would provide 70% of the required allocation and be better serviced by transport and amenities. Furthermore, should the plan [SKPR-120] proceed this could clearly expose the village to a build of at least 118 homes - exceeding the allocation requirement by almost 70%. Bridge End, North of former A1 exit / China Moon is available for sale and development. This would provide the opportunity to continue the Bridge End / Woodlands development and be better serviced by transport and amenities. Plans to build c10,000 homes at former RAF base ‘Woolfox Depot’ south of Colsterworth have been set out with Rutland County Council. Surely a joint approach to this ‘garden city’ concept with adjoining SKDC land would be a meaningful and achievable long-term commitment.
