-Potentially more suitable location (SKPR-237)- land not available
-Increase from 70 to 310. This also means that the number of households in Colsterworth would increase by 42%
-Impact of the increased allocation in neighbouring Parishes -provides a justification for developers to fund a new primary school and potentially a secondary school

-Welcome the suggestion of a “Master Plan”
-Expect this plan to consider the Future Homes Standard, BNG, Accessibility Rules and EV charging that Developers must fulfil
a) Public right of way –retained and incorporated
b) Transport Assessment required
c) Pedestrian links, such as footway and cycleway connections
d) Landscaping screening
e) Minerals Assessment required.
f) Proposals should incorporate relevant principles for development within Biodiversity Opportunity Areas
h) Incorporate the relevant principles for development within Green Infrastructure Areas
i) Site within 100m of Local Wildlife Site: Colsterworth Grassland - must be protected
j) Pre-commencement investigations for archaeological remains on the site.
