Proposed Housing and Mixed-Use Site Allocations

The DeepingsĀ

Representation ID: 4148

Received: 17/09/2025

Respondent: Peakirk Parish Council

Representation Summary:

Peakirk is located 2 miles south of Deeping St James in the Peterborough Unitary Authority.

Cross Boundary Impact
There are already a substantial number of vehicles travelling along the back road from Deeping St James to Peakirk in the morning and evening. This will inevitably increase if hundreds of extra dwellings are built in the Deepings.
The level crossing on the B1443, Thorney Road already causes long backups.
The A15 is already badly congested at commuting times and people use the Peakirk Road as an alternative.

Significant Housing Growth
New housing will increase demand for travel, schools, medical facilities, water, sewerage, electricity and recreation facilities. Many of these are already at capacity. Unless the necessary infrastructure capacity is in place when the new homes are occupied, it may never be built.

Climate Change
Any new homes should be built to minimise CO2 emissions and have a high energy efficiency. They must not exacerbate flooding or have an adverse impact on biodiversity.
Unless there is a usable public transport network the increased commuting in internal combustion engine cars will also increase CO2 emissions.
