Wilsford Lane is unsuitable for this development, particularly alongside the ongoing Bellway Homes scheme. Both junctions are problematic: Ermine Street has poor visibility and a 150m pinch point, while the A153 junction allows only one-way access and is dangerous if misused. The proposed density of 30 dwellings per hectare contrasts sharply with SKPR-271’s 16, which was reduced as a “Gateway” site—this location should be treated similarly. Its elevated position will make it highly visible from across the village. Pedestrians, including schoolchildren walking to the doctors or parish hall, would need to cross Wilsford Lane three times, increasing safety risks.

Any planning applications submitted for this site must consider the proximity of Wilsford Lane Verge LWS, and explain/demonstrate how any proposed development will not significantly harm the priority habitat found here.

Significant archaeological potential on site including Roman archaeology and human remains. Non designated archaeological remains may contribute to significance of nearby SM in relation to setting of SM. Whilst criteria h) is noted, detailed assessment is required to shape the allocation if taken forward.

Suggested change: A HIA is required prior to allocation; following which amendments to criteria h) may be required on which HE would be happy to assist.

The lane is currently narrow and poorly designed. It is therefore anticipated that the highway cannot accommodate additional development of this scale.
Further development along Wilsford Lane will result in significant extensions to the south eastern part of the village.

It is considered the clustering of development within the south eastern part of the village will impact views from the surrounding area and may likewise impact views through to the conservation area.

Considers there are concerns with the suitability and deliverability of a number of the sites proposed for allocation within Ancaster. GFW would therefore proposed land south of Fir Tree Lane is considered as an alternative site for allocation within the Local Plan.
