This idea of houses being built is not suitable because of the following issues.

Access to The Drift is restricted already and more houses would cause more problems and it is a very old, historic site.

The A607 is a very busy road which is not safe enough, needs to be 30 mph from The Farrier to just past Denton turnoff. Traffic often exceeds 50 mph anyway. We have a school, doctors surgery and social centres and it is dangerous crossing at the junction by The Gregory pub.

Also access to Harlaxton Manor is through the village. It is a college and popular.

I also understand there is insufficient Anglian Water capacity from the sewage plant.

We also have to preserve our agricultural lands, farming and crop growing are needed and kept from being destroyed and over populated.

Also we often have flooding issues both down The Drift and in Harlaxton, more buildings anywhere in Harlaxton would affect these issues.

Trusting these comments will help to put an end to development in Harlaxton.

As a resident of Harlaxton I wish to comment on the proposed allocation of land for 112 new houses west of The Drift.

To quote the South Kesteven Character Assessment, “the Harlaxton Denton bowl is a landscape of high scenic value” and “landscape sensitivity to new residential proposals is likely to be high”.

The allocation of this land for residential development on the scale suggested would be inappropriate and obtrusive for Harlaxton. The village is small and historic with a nucleated form which would be damaged by further development north of the A607. It would also set a precedent for further large-scale development of the village.

In addition there are practical considerations which make this site unsuitable for such development. These include; The loss of good quality agricultural land.
Insufficient capacity at the sewage treatment plant.
The increased traffic on the narrow rural roads for access.

I hope that consideration will be given these concerns.

I would like to comment on the above A607 is not wide enough much of the time to take 2 cars addionally there is the narrow bridge which can only take 1 car from either Barrowby or the A607 and it is not easy with a corner as well.

2.Insufficient infrastructure for emergency services.
3 Insufficient capacity at Anglian Water,s sewerage treatment plant.
4 The A607 crossroad is dangerous with the current speed limit without a roundabout or pedestrian crossing.
5.Additional traffic and with flooding at times would be dangerous and could result in fatalities.
6. If this were to go ahead much work, with cost, would be needed for it to be safe.

the junction of the Drift to the A607 is extremely dangerous and with a further 112 properties (with the potential of a further 200+vehicles) this junction will be extremely dangerous putting the future demand for a roundabout or some traffic control necessary. We have lived here for over 50yrs and the increased use of Thr Drift has become impossible.

·Popular rambling routes and footways along the canal border - Harlaxton and Denton Bowl area

·Impact on the local highway network is concerning.
·Exit from the estate onto The Drift appears to be through an agricultural access.
·This is on an incline of the Drift which is already prone to flooding and freezing
·A recent proposal for a large quantity of housing was turned down recently in the village due to issues with water recycling treatment which lacks the capacity to accommodate additional flow and insufficient infrastructure for wastewater treatment. Surely this fundamental infrastructure needs to be resolved before any further development in this area is proposed?

Object to this proposal based on: it is a disproportionate development for the size of the village, will add more strain on limited infrastructure (school and GP access), create more traffic at a busy and hazardous junction and The Drift is a narrow road. There is an already existing strain on the sewage and drainage system for the village, with flooding in the winter. This development would extend the village into precious farmland extending the village size, which is not required.

The road is not suitable to take 300-400 cars every morning and night, the a607 junction at harlaxton is already unsafe with no safe crossing point for villagers and most vehicles speeding. The drift is also already unsafe for pedestrians too having to walk single file as its so narrow. The sewage infrastructure is also not suitable for this addition. Doctor availabiity is already not meeting needs with harlaxton villagers regulatly having to travel to bottesford to see a doctor.

The allocation of this magnitude is not appropriate. Harlaxton no longer has a small shop so the village should be reclassified as a small village. The site is not suitable. Its comparative elevation causes difficulties in removal of foul and surface water. The road layout makes the site unsuitable for access and egress. Harlaxton is in the Harlaxton/Denton bowl and should be protected from large scale development. The reasons that proposed planning application s25/0558 was refused, in the main, apply equally here, and as such, the proposed allocation SKPR-318 should be removed from the revised Local Plan

I should like to object to the proposed allocation of land for 112 new houses in our village for the following reasons:

The development would be inappropriate for Harlaxton. The village services are at full capacity already ie school and doctors.

The Drift is too narrow to cope with another 200+ cars. Also there are no continuous footpaths making it even more dangerous walk down.

There is not enough capacity at the local sewage treatment plant for this number of houses.

All these houses would have a detrimental effect on the historic setting of The Drift and the rest of the village.

I hope that this allocation of land will be declined.

I would like to record my objection to Proposal SKPR-318 on the grounds that Harlaxton has insufficient services and resources to sustain any further development of this magnitude. We already know that Anglian Water are barely able to cope with present day discharges to their water treatment centre, and the addition of 112 further dwellings in Harlaxton would become an overwhelming factor for their assets to deal with.

Further to the above comment, I would also add that The Drift is a narrow road with minimal pedestrian footpaths that would be highly unsuitable for a future housing estate access road. Access directly onto the A607 would be equally undesirable bearing in mind the increasing volume of traffic we are seeing on this road with each passing year.

The plan is a poor idea and projected to be in a highly sensitive environment and I urge South Kesteven District Council NOT to include Harlaxton and specifically SKPR-318 within any future development plans.

1.This site is less than ideal for a large development for a variety of reasons
2.This is a small village and an allocation of land to build 112 extra houses would change that significantly.
3.Access to the site proposed for allocation seems to be from the Drift, a narrow and, at times, already overused road. This would increase the number of junctions to three within a very short distance. If access is proposed to be from the A606 that is another problem especially re: visibility re access and egress, so, unless major highways work is proposed, not suitable.
4.Anglian Water sewage treatment plant informs us that they have some capacity but nothing like that necessary to cope with 112 houses.
5.Currently there is no shop or post office in the village.
6.The contour lines on the O.S. map indicate that water would flow towards the canal only one field further downhill from the proposed allocation. Heavy rain already causes large and slow to drain pools at the bottom of the Drift and extra houses and the associated hard surfaces would exacerbate this problem.

Harlaxton is cited as a good area for development, because of its proximity to Grantham and transport links, but the proposal will put greater burden on the A607, which is already a red route and the A1. Both these roads are the site of frequent road traffic accidents. The access roads for the proposed site are narrow

Designated a conservation area in 1981, Harlaxton has over 70 listed buildings or features. The Harlaxton Conservation Area Appraisal & Management Plan of 1981 states as a threat “Further erosion of character and setting through inappropriate new developments, particularly on the fringes of the conservation area boundary.”

Surely the proposed development would be exactly such a threat. It could also set a precedent for even further development.

Conservation areas are designated under the provisions of Section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
How can a development of 112 modern homes be seen as preserving or enhancing the character of the village?

In addition, none of the local infrastructure would be able to cope with the demands created by 112 new homes. In particular, wastewater treatment and the limited capacity of Harlaxton Water Recycling Centre.

I object to the above. It will greatly increased the traffic on A607, especially when Harlaxton Manor gardens, classrooms/tea rooms are completed. Village no longer has a shop/post office, surgery only open four half days a week & doctor present (if lucky) one morning. School has few vacancies. The pub car park is in constant use for dog walkers, again more traffic. Farmland should be valued. There are enough housing projects already within Grantham. Are we to be left with no fields, trees or wildlife? Are our children to be without nature and its diversity?

South Kesteven District Council supported the overwhelming objection by the residents of Harlaxton to that application and Rejected It.
I cannot therefore understand, why the same District Council in proposing the allocation of land for 112 new homes within the same village when so many of the same objections apply.

Approving this site would set a dangerous precedent for additional major development in Harlaxton, contrary to the Local Plan’s spatial strategy which focuses growth in larger settlements. Site is prime farmland, development would result in the permanent loss of a valuable resource. 112 houses is excessive for a small rural village, fundamentally altering its character and historic setting. Access via the A607 and The Drift is unsuitable. Harlaxton’s school and GP surgery cannot accommodate the population growth that this would generate. Site is within the catchment risk zone of Allington Meadows SSSI could increase flood risk and damage sensitive habitats.

Harlaxton does not have the facilities or infrastructure to cope with the potential 25% increase in houses.

-the location of the land with the entry/exit point being along The Drift. The Drift is a narrow roadway, made smaller already by numerous parked cars- increasing the traffic flow along this route would be dangerous and impractical. The Drift also does not have a suitable or continuous walkway- pedestrians are already forced to walk on the road- adding more vehicular traffic increases their risk

-facilities- Harlaxton does not have the capacity to cope with additional houses (approx 25%increase on houses in village). The doctors surgery is part time and there is no shop

- flooding, already floods as the drainage system cannot cope

-the A607, the crossroads at the top of the Drift and High Street is already subject to accidents regularly. The speed along the A607 is an issue, adding more cars from the proposed development would increase the likelihood of accidents

- a planning application has already been approved for Harlaxton Manor bringing footfall to this area- this will come in the form vehicles which will be turning into the Manor from the A607- short distance from the proposed development

I object to the proposed use of the SKPR-318 site for the following reasons
Increased traffic on the drift and in particular the A607 which already has speeding issues and poor visibility due to bends in the road. Harlaxton does not have the infrastructure. The shop has closed. The surgery barely operates out of the village and we have to mostly drive to Bottesford for appointments.
The area is historic with the Manor and a village in the Doomsday book.
Villages mean they should be small and surrounded by fields. Harlaxton must no end up joined to Grantham.
