In conclusion the assessments of the site against suitability criteria and sustainability objectives demonstrate that there are no significant constraints to development at the site and mitigation measures would address any potential adverse impacts. The landowner supports the site allocation. The site is deliverable within the short term, and would be delivered by Lindum Group Ltd. The proposed development would deliver affordable housing, open space and other green infrastructure, and biodiversity net gain.

No changes are required to Site Allocation Ref. SKPR-58, and it is requested that this site is retained as an allocation.

Representation Summary:

Development will be expected to contribute to the community, ideally via the Parish Council. Parking issues within the developments – if insufficient then parking on the road takes places detracts from aesthetics and safety issues. Green space is important. Communal green space maintenance and charges have to be carefully considered.
Parish Council would welcome the ability to input at Pre application stage. Encourage the higher percentage of affordable houses on these sites and welcome being reserved for family links to the village. It would be advisable to highlight specific boundary treatment were coming up against existing houses.
