This site encompasses Grade II agricultural land, contravening New Policy 2 in the Draft Local Plan, that protects the best, most versatile agricultural land. This sensitive landscape features historic hedgerows and would deliver increased public-good benefits entered into one of Defra's ELM schemes. The development will have a significantly negative impact on landscape character and biodiversity, destroying a view described in the 2017 Neighbourhood Plan as 'special' – one of four views in that are 'important and warrant protection', with particular importance from the high public point on the A1 flyover where it offers 'a wonderful welcome to the Parish.'

This doesn't comply with the neighborhood plan of 2017. There's not enough facilities in colsterworth for increased population. Road structure is unsuitable. Increased likelihood of flooding. There's no suitable housing for first time buyers, it's all about building houses for profit. No real consultation has been outlined for residents affected by this planning. Natural habitat is being eroded at a too rapid rate. Will compensation be made to residents whose property will be devalued/affected?

This proposed residential allocation would appear to conflict with the existing Colsterworth Neighbourhood Development Plan 2016 – 2026
Facilities except for the allotments are situated to the north of the proposed residential allocation. Therefore, any access to these amenities would require the crossing of Bourne Road which is a classified road subject to a 30mph
The draft local plan has no indication to how the proposed housing allocation is to be access from the existing public highway
Development principals relating to biodiversity opportunities suggest that a minimum of 10% biodiversity With an assumed housing density of 30 dwellings per hectare and that the proposed allocation is all within a greenfield setting how would this be controlled within any planning application.

This allocation is outside the village envelope and is adjacent to another recent development. There is a more suitable area of land to the north of the village, between Bridge end and the A1, alongside the old A1 (behind the Coop). This is of a similar size and has the same limestone mineral safeguarding, but balances the village and doesn't add to the same side. Extra attention should be paid to the village amenities (eg size of school and doctors surgery) and to the traffic management (extra safety measures on the high street), already often an issue in this village.

I am deeply concerned about the impact that this will have on the village traffic situation, amenities and infrastructure:
- The school and doctor’s surgery is already at full capacity.
- Bourne road and the High Street already struggle with significant traffic. The Bourne Road residents struggle to cross the road to take kids to school and for school kids to get to the bus stop. The increase in traffic will make it very dangerous!
- Alternative planning approved land by the Co-op would cause less disruption and should be used before this green belt land.

I object to the housing development in Colsterworth referred to on the South Kesteven District Council website as SKPR-120 Land at the East of Stamford Road. The new policy to build 70 units should be rejected due to green belt protection violations, profit-driven motives, lack of infrastructure, and inevitable traffic congestion. Approval would set a harmful precedent, strain local resources and endanger residents' well-being. In light of the move toward sustainability, reject this proposal.

I object because the land is on the green belt and should be protected. The road on Bourne Road is already very very congested with heavy traffic. The land is home to protected wildlife such as barn owls and sparrow hawks. The villiage is also ill equipped to withstand the additional population.

The limited infrastructure of Colsterworth village CANNOT cope with this level of development! There are already 70 house being built! Another 70 to follow and 3 TIMES THAT AMOUNT OF LAND earmarked for future development behind SKPR-120 All of the amenities will be overun. The roads are currently unsafe due to speed and quantity of lorries. The existing wildlife inhabiing these fields would be under threat, including Bats, Sparrowhawks, Kites, nesting Barn Owls and numerous bird species. There are no plans to extend the existing infrastructure. The level of traffic exiting both entrances onto Bourne Road would be INSAFE!

The quality of surrounding landscape and natural environment for birds and animals will be impacted. Loss of village atmosphere with increased housing, need to protect heritage and use lapsed planning areas the opposite end Colsterworth. New houses will see Increased demand on high street and back lane at school times which houses GP surgery opposite school entrance. School, nursery and GP surgery too small for a village of this size.

Infrastructure will not support further development.
Essential services are stretched and endangering lives. My daughter was hit by a car on Bourne Road. There has recently been development of 70 houses in the - no improvement to traffic management has been made.
Planned development will impact the biodiversity of the area negatively and there are many more suitable sites
Changes will affect residents well being and make them poorer.
Your plans are in contravention of the National Planning Policy and communication of the plan is poor.

The future plan of SKPR-120 is for this to be more expansive than initially proposed. The idea that Colsterworth is able to absorb so may new builds is unsustainable. A large new estate having access to Stamford Road is completely unacceptable on safety grounds. Firstly the road is very narrow and cannot take any amount of traffic as recently witnessed when the A1 was closed in March due to a lorry accident. Furthermore the junction of Stamford Road and Bourne Road is extremely dangerous and should this development be undertaken traffic lights MUST be installed at this crossroads.

The site selected for development within Colsterworth for the regulation 18 draft local plan is not fit for purpose and would negatively impact the village, it's residents and local wildlife. Most importantly it fails to meet or deliver the development principles set out in the draft local plan.
The bridge end/woodlands site is better suited the meeting the house requirement, having already had approval for planning permission, providing at 70% of the allocation required and would be better located to the amenities of the village, reducing congestion through the centre of village.

There is an existing development, adjacent to the A1 at Bourne Road of 70 homes, only two properties appear to have been sold.
Colsterworth infrastructure relating to education, medical practice, shops, village hall, social club, playgrounds and allotment are not equipped to cope with 20%+ population growth.
All village amenities (stated above) except for the allotments are situated to the north of the proposed residential allocation, therefore, any access to these amenities would require driving through the already crowded High Street, or down the already busy Colster Way.
This doesn’t comply with the neighbourhood plan of 2017.

Build on the land that already has permission.
I have lived in Colsterworth all my life and am now 19 years old.
The village has changed a lot.
I recognise the need to build houses, but I could have done a better job of these plans myself.
Wrong end of the village.
No amenities.
No safe traffic plans.
Traffic plans CANNOT be safe. Detrimental to resident well being.
Detrimental to the environment.
When developers commit to invest in amenities they don't.
The village and the country will be worse if this goes ahead. Not better.

I have lived in Colsterworth all my life.
Bourne Road is dangerous to cross today. I wait everyday for the school bus. I can't imagine what it would be like if there were more houses and cars that have to always get to the other side of the village - simply not safe.
Colsterworth is a great place to live, with strong history - it would be ruined with over development and doesn't have the amenities to support further growth beyond what we have today.
I object to this plan, it should NOT be approved.

Planning approval is already in place for a site to the North of the village for 48 houses… why don’t you build there?
A further 70 houses to the East of Stamford Road has the potential to deliver 70% more than the villages allocation.
A development of 70 houses is already underway less than 300 metres from the proposed access point to further development. This will not only drive significant congestion it will be a major safety risk.
Road infrastructure won’t cope. It will endanger peoples lives having to cross Bourne Road to reach village amenities.

Our family moved to the village of Colsterworth in 1982 and have seen a HUGE expansion of the village already. My objections are:
village does have two small shops, one pub, but no post office
local schools and doctors surgeries are already at capacity
there are no NHS dental services, no A&E or maternity services locally
valuable arable land is being used, with loss of wildlife habitat
Bourne road will become even busier, with no safe crossing
village will become a small town, and house values will be affected
there are already plans to build on Bridge End Road

There is much more sustainable site at the northern end of the village where connectivity by foot and cycle journeys to village amenities are much easier to integrate into the current village structures. This proposal would exasperate the current High Street traffic bottleneck problems, (this street is residential and has many listed buildings), and turn Colsterway another residential street into a rat run to village amenities. SKPR237 combined with the previous planning approval S13/1931 is by far the more sustainable option as supported by the Parish Council. SKPR120 needs a wider masterplan to accommodate SKPR232 as per the PC submission.

The village has expanded considerably in recent years with new housing developments and infill. However the local infrastructure and facilities have not grown to match the demands made upon it. For example I believe the Primary School and the Local Medical Practice are already at full capacity. I could not find anything in the SKDC Draft Local Plan that suggests how or indeed whether these issues will be addressed. It is therefore important to ensure that our local parish council "Colsterworth and District Parish Council" are consultees at an early stage in any proposed Housing Developments prior to SKDC agreeing a Section 106 agreement with the developer.

Local facilities cannot cope with more houses. Doctors, schools the sewer works, hospital and dentist. Bourne Road is busy and speeding on the road means safety concerns.
It would be better to build on the land near the co-op where there is road access.
The land on Bourne road is prime agricultural land and has been for 65 years and there is a shortage of farming land now.
Homes at the top of Bourne Road are enough. Colsterworth will soon be a town not a village. Plus these new houses are expensive so not affordable for the young.
Also what about the wildlife.
