We would like to express our deep concern for further expansion to housing within our village. We have lived here for 20 years and over the last few years the population here has risen by over 50% The village is beautiful and although we understand why people would like to live here this continuing plan to increase housing and therefore the population of such a small country village is scary. We already suffer with an excess of traffic, the impact on our wildlife. We live on the high street in a house that is nearly 400 years old With the increase again in traffic etc this just continues to de value and ruin such beautiful properties such as ours Our little school is full and other amenities are few and far between We hope that you can see the rationale for stopping any further building.

There are already 70 homes being built between Bourne Road Estate and the A1. And we've also been told that there are plans for a further 130 houses to be built! As a village, our amenities will not be able to sustain the level of increase. (2 shops; a Family Shopper & a CO-OP, The White Lion Pub, a small NHS Surgery and a CofE Primary School). Parking can already be a nightmare, with many cars being damaged by hit and run drivers, parking on foot paths, with road safety at school times becoming very dangerous for these young children. And goodness knows what will happen to our environment, with the impact on the wildlife which we ourselves have seen a large decrease in in the 20 years we have lived in the village.

This is a small village with few amenities. i.e small doctors surgery, a coop, and a small high street store. We already have 70 houses built on bourne road, the proposal for more on green land, this is farming land,… why!!!!!!! Safety is also a big issues; the roads are not adequate to take more traffic especially the high street, so tell me where would any traffic be diverted to….//Colster Way/// children now have to hesitate crossing the road, Saturday night is madness with cars speeding someone is going to get hurt now… an accident waiting to happen. who takes responsibilty for this? this has to be the council!!!!!! Wild life to this village is a major , concern so come on skdc, take responsibilty for peoples welfare, saftey and lets get some constuctive ideas for housing in a more suitable area….not on farming land, we will never get this land back to feed our future children. I understand now there are proposals for even more housing in this village.

Representation Summary:

The 70 houses that have just been built by Balfour Beatty, just off the A1, caused so many problems with traffic and the subsequent deuteriation of the road and the pot holes created by the volume of traffic. I don't think the council will be able to keep up the repairs of the road on that development alone, without the added pressure of another 70 homes and the extra cars that will bring to the village. The wildlife in this area will also suffer, which is probably not a consideration of the council as they will be only thinking of the revenue received by building more homes in an area where the infrastructure of the village can't support this rapid increase of new builds. The attach picture of Stamford Road clearly shows the road was not built to support large numbers of vehicles and can in no way handle the any extra volume of traffic. Please don't build on this land until at least the infrastructure of the village has been altered to accommodate such another large development.

Due to the current level of protected wildlife that inhabits this land, I feel strongly that building on this land would not be ethical. Wildlife can't be protected and enhanced by destroying its habitat. Sparrowhawks, bats, Kites, Kestrels and Owls are known to both nest and hunt. This would destroy their habitat and source of food. These points are further evidenced by the fact that it is a Greenfield site and by the statement at paragraph 2.25. The current plan involves over 200 houses - this village and its limited amenities cannot sustain this level of growth. This goes against everything in the existing Colsterworth Neighbourhood Development Plan.

I have not seen any evidence that there is a clear need for more houses in colsterworth.

There is little or no industry or other employment opportunities so most inhabitants will commute to work.

There is no secondary school so children need to travel to schools in locals towns/ villages.

There is a small supermarket but most people will travel, mostly by car ,to local towns to do their shopping. All of this will add to pressure on the inadequate road system and more importantly add to pollution and climate change.

Adding un-justified development to villages such as Colsterworth is in conflict with SKDCs climate change policy. I have not seen any reference in the local plan to the impact of identified sites on climate change.

The area of land identified in the local plan is farm land. Food security is very important for the UK

Facilities such as school, doctors, shops, village hall etc are all north of Bourne Road

The access to the proposed site off of Bourne Road comes out onto a road which has a lot of traffic already

If people were to walk instead of driving to the centre of the village , crossing the Bourne Road is already a challenge and any increased traffic will make it more so

Therefore extra traffic along Bourne Road and within the village will significantly increase the risk of accidents plus pollution

There is no secondary school in Colsterworth - this means that children of secondary school age will either need to catch a bus to school or most likely in this day and age be driven to school, this again will increase traffic

Why are brownfield sites not being considered rather than the proposed development which is a greenfield site, in this case farm land. Food security is a major concern in the UK and taking farm land for development only makes the situation worse as well as impact on wildlife and the climate

Is the current sewage plant able to cope with significantly increased volumes?

The proposed development would impact hugely on the local carbon footprint

By developing the proposed land will this increase the risk of local flooding

As a proposed housing development for Colsterworth Village, there is a strong case for this level of residential allocation. However;

All amenities aside from the allotments are situated to the north of the proposed residential allocation.

The accompanying plan within the draft local plan does not indicate how the proposed housing allocation is to be accessed from the existing public highway.

If access is to be formed onto Bourne Road this could be problematic at peak flow times as most of the traffic would turn right out of the development to access the major road network.

By positioning this residential allocation to the south side of the village and the south of Bourne Road the provision of suitable footway and cycleway connections into the village will again be very problematic.

As there is only one uncontrolled crossing point along the length of Bourne Road near number 40A what mitigation measures would be imposed on the developer to provide a safe crossing facility and to provide suitable footway and cycleway routes as long sections of Bourne Road have footways less than 2.0m wide.

Biodiversity net gain should be 10% but with an assumed housing density of 30 dwellings per hectare and that the proposed allocation is all within a greenfield setting how would this be controlled within any planning application?

Finally, the proposed residential allocation would appear to conflict with the existing Colsterworth Neighbourhood Development Plan 2016 – 2026 prepared by Colsterworth Parish Council

My first concern would be for the wildlife which I am sure is still reeling from being displaced by the current A1/Bourne road development

My second concern would be the increase of traffic, with most households having two cars minimum, that would be another 140 cars at least in our small village which already has parking problems down the high street. Not to mention works traffic which would either have to use Bourne road which is too built up or Stamford road which is nothing but a country lane. This is of course is in addition to the traffic from the A1 which is regularly diverted through our village as this area is an accident black spot

The impact of this existing development on traffic in the area is likely to be significant once all of the properties are occupied so the addition of another 70 homes in the village is unsupportable.

The village regularly experiences issues with traffic from problems on the A1 without adding to the routine through traffic generated by new housing.

The local amenities will be severely stretched and are insufficient to support further development. There is already immense pressure on NHS services within the village and in Grantham itself without adding additional housing. With only 1 small Co-op for food supplies, the increase in traffic up and down the A1 just to satisfy the need for weekly groceries is going to add to the congestion and climate issues we already face.

The village and surrounding environment cannot support additional residential development.

The proposed site is opposite another large development on Bourne Road, doubling the increase. Colsterworth barely has any amenities and the route taken by traffic to them will increase congestion on an already busy High Street. The High Street is narrow, with narrow pavements. It does not feel safe for children when traffic builds in the areas around the off licence.

Back Lane is used as a 'rat run' when the High Street is busy and drivers frequently speed on this residential street, especially on the corners and past the pub and school. As well as there being a primary school on this road, a number of primary school age children live on the street (including mine). Approval of yet more houses will increase traffic in an area not designed for it. Kids ride bikes on this road, supposedly safe from the increasingly busy High Street and Bourne Road.

I have other objections regarding the impact on wildlife, but my first concern is the safety of my family and other residents. I believe decisions have been made in the past which have neglected this and I implore those concerned to strongly consider the above objections.

This is very disappointing to hear, as this beautiful village is already at it's capacity considering the size, this would impact not only our way of life for those who live here but the wildlife that we need to protect. The roads can get very busy at the best of times but to incorporate more cars, possibly two to a family home would be a daunting prospect with safety issues.
We appreciate that there is a housing shortage but there is plenty of land outside of these historic villages.
Please consider this very carefully and think of preserving villagers way of life and most importantly the wonderful wildlife.

“When we first purchased our property there were no plans for future development & as such the purchase price was not only based on design & materials of the dwellings but the view. Any further development will dramatically reduce the value of the properties so who will compensate us? What is the justification to utilise this site, when there are sites allocated, that have currently not been built on and Planning Permission expired (Land off Bridge End, 85 houses). Additionally, the Bourne rd development has very little house sales so far.

Residents will require access to the Village facilities and have to utilise already congested routes via the High St and Colster Way.

Village infrastructure are at capacity or require upgrades.

The allocation has not considered the additional traffic that will use the B676 once the Anerobic Digester is installed.

Provisionally it says 70 houses, however, this site appears much larger than the Bourne rd allocation which has 70 houses, is this figure correct?

Will the Public footpath be considered the allocation says ‘shall’ be retained and incorporated into the development.
What biodiversity opportunities will be incorporated as stated in the draft.

Job opportunities limited in Colsterworth, new residents will have to commute on an already heavily utilised road network.

This site is currently designated as a greenfield area and should be protected from any urban sprawl. The development would have a negative impact on the natural environment, the local wildlife, the traffic congestion, and the character of the town.

There are alternative sites that are more suitable and sustainable for development, which have planning approval already in place, that would provide measured development and not compromise the integrity and identity of Colsterworth.
