Church Lane is documented in SKDC Grantham Green Infrastructure Strategy as "Great Gonerby Walk" and the green fields site area is marked as "Historic Landscape" and "Historic Settlement Core", which so many families, walkers, runners and cyclist enjoy, this open space helps adults and children with their mental health and well-being. These green fields have been in situ for over 200 years, there are TPO's and ancient hedgerows and stone walls. Development will have a permanent and detrimental impact on the visual character, landscape, infrastructure, heritage and biodiversity of this green land. THIS SITE SHOULD BE REMOVED.

Great Gonerby has a conservation area, this proposed site corners on to this area, if developed it will significantly impact on the visual character of the village, especially approaching from the South heading North. This area is known and mentioned as an open space heading toward the conservation area. A development of 86 dwellings on this site would massively impact the open space outlook and intrude into the open countryside. Also, the historic PINFOLD area could be lost as its on the access point to these green fields, this is village history and shouldn't be lost to bricks and mortar.

I object to this development for the following reasons
Drastic increase in traffic. It is already difficult to travel through the village with vehicles parked on the High Street and even worse when an accident on the A1 forces even more traffic on the roads.
Increase in flooding/ run off due to the field being built over.
Lack of facilities eg schools, doctors etc.
Lost of valuable green space in the village. Access to open space is vital for mental and physical health.
Increased housing will destroy the character of the village.

I object this proposal on the grounds of how development on Church lane will have a detrimental impact on the character of the village. The increase in traffic through the village and towards town is a safety as well as a 'well-being' concern for residents in the village. Residents in Grantham are very concerned about the impact on already stretched and overwhelmed services and infrastructure, such as schools and medical facilities. Based on 'promises' from previous developments we do not have faith that these things will improve.

The same site had been proposed for development in 2009 (reference GGON06 ).
The application was then dismissed as “not considered to be suitable for allocation”.
What has changed that this would now be deemed a suitable location?
I believe it is still not suitable for the same reasons as per summary assessment document for GGON06 , that can be found at:

This is a greenfield site. Development will have a detrimental effect on wildlife and the rural nature of the area. This will add to pressure on places at the local primary and secondary schools, GP surgeries and dentists. Access is via a single track road which is off the main road on a blind bend. Church Lane is very near the school and there is already appalling congestion at school pick up and drop off times. Such a large development will impact on the local village community feel.

Loss of more green belt land. Hedgerows and trees WILL be lost, loss of wild life habitat and increased risk of flooding. Entrance and exit for the proposed number of houses inadequate, on a corner and directly on to a busy main road not far from St. Sebastian’s school

This area is the last green space within our village which is full of wildlife. The first two sloped fields surface water flooded during last winters storms, any development would increase the chance of the properties along the bottom of the fields being completely flooded. The land had a survey in 2009 stating it was unsuitable mainly due to the highways impact and access issues, effectively stating the area is land locked, nothing has changed since this survey. This land is not on the neighbourhood plan where as other more suitable areas have been identified as potential sites.

I've lived in the village nearly all my life and planning on returning, from when I was a child the roads and traffic as increased considerably and where the plans are for is in a very dangerous position for access, also church lane is very popular route for walkers and wildlife, building would put lots of pressure on people with mental health issues as it's an easy accessable for people with disabilities and no form of transport to go to other places to enjoy locally

All I can say is this is a terrible idea when it's a green field and lots of other available land around the village (eventually a suburb)

The new policy includes specific criteria, and it is anticipated that these principles will be the basis for future decision.
Future development on this site will be able to provide necessary highway improvements to Church Lane in addition to providing connectivity for pedestrians and cyclists from the site to the centre of the settlement and surround public footpath network.
Land off Church Lane, Great Gonerby is capable of delivering sustainable development and Allison Homes are committed to bringing this site forward in a timely manner. There are no constraints or issues that would impact on the deliverability or suitability of the site.
Great Gonerby is a suitable location for growth and the allocation of sustainable housing growth within the settlement is supported.

In 2009, under Site Reference GGON06, the land off Church Lane was rejected by Planning as the area is landlocked, with no access to maintain highway, having TPO's on the boundary and unlikely that sites can discharge water into Running Furrows drain. Please explain what has changed since this rejection?
Any development increases noise pollution, pose a danger to road users/pedestrians at the Church Lane/B1174 junction due to heavy traffic from an additional 86 dwellings and impact on the character of the village, which is currently a peaceful and safe area for children, pedestrians and dog walkers

I wish to object against the inclusion of this land in the Draft Local Plan this area is wholly unsuitable the access is down a track that is maintained solely for residents the junction would be coming out at a corner onto Grantham Road. The land is well used by nature and is an important green space in the village for residents to see and walk by when out and about. I fee that Great Gonerby has had enough development already when consider the Manthorpe Development as this will impact on village life at the Belton Lane Junction.

Development in this area will have significant impact on the visual character and atmosphere of the village. Especially because of the increase in traffic volume through the village and towards Grantham. This site is opposite the church and create a rural and aesthetic appeal to the village that will be lost, especially for the residents who live on Church Lane but also the many residents who walk via the 'restricted byway' to the footpath on the north side of Church Lane. This site was rejected for proposed allocation in 2009, all of the reasons still stand.

Overall in the town I have huge concerns over the inclusion of one in Great Gonerby at Church Lane the access to this land would require a huge investment by the developer to create a road adoptable by the Highways this land really needs removing from the latest plan.

- Development of, or exceeding, 91.4m in height above ground level will trigger statutory consultation requirement.

The Draft Site Assessment report highlights the access issues regarding site SKPR-241 and it states that the site will need “to make highway improvements to Church Lane” in order to be suitable for development. That being said, the report identified the Church Lane site as being a preferred site for development. In addition, arguably, development of the land at Church Lane could have more significant traffic impacts on the village, particularly during construction, given its location to the south of the village.

Petition
This is a written representation from the residents of Great Gonerby and surrounding area regarding the proposed allocation of a greenfield site for 86 new houses known as "SKPR- 241 Land off Church Lane". Attached is a petition containing details of 470 residents who strongly object to this proposed plan. We believe the site is unsuitable to be considered for housing and request that South Kesteven District Council listen to our objections and remove this site from the local plan.
We have already lost so much green space around our village, and we will find ourselves with almost no green space left. It will undoubtedly have a permanent and detrimental impact on the area's landscape, infrastructure, heritage and biodiversity, the highways around the village will not cope with the influx of vehicles to and from this site and the access to this area is not fit for purpose and dangerous. Church lane (which is a restricted by-way) is already documented in your SKDC Grantham Green Infrastructure Strategy as "The Great Gonerby Walk", and the site area is in an area marked as "Historic Landscape" and "Historic Settlement Core". This site has been rejected against several times before with previous planning applications. The plan is fundamentally unsound as there has been insufficient community consultation, and the authority has failed to properly consider its environmental, social and economic effects. We believe that the devastating impact of this proposal makes it unsound and contrary to the council's community strategy. We would like any outcomes to be relayed to Great Gonerby Parish Council. Petition objecting to proposed housing development SKPR-241 by SKDC on land off Church Lane, Great Gonerby.

This site is not sustainable as it will be fully car dependent and will take away the last links of the old village to the surrounding countryside, damaging the conservation area and the surrounding and views of the listed St Sebastians church.
