We support the allocation of SKPR-323. The site is wholly owned by the Buckminster Estate, and is both sustainable and deliverable. We attach an illustrative and indicative masterplan showing that it can accommodate the intended density.

We support the proposed pro-rata contribution towards the GSRR and any junction improvements to Gorse Lane/B1174 junction
The scheme should contribute towards the facilities within the SHGV

The landowners are jointly in support of the allocation.

The owners have considered:
-Access - this can be taken from the A1 link road bridge as shown on the attached indicative and illustrative masterplan
-Drainage - this can effectively be delivered along the southern boundary of the site with attenuated links to the nearby watercourse
-BNG - this can be accommodated onsite and on owned land adjacent
-Connectivity - this can be achieved through retaining the existing public right of way and new links onto Bourne Road
-Landscaping - this can be combined with the BNG to achieve the objectives of the policies in the Draft Local Plan
-Density - there is sufficient land to deliver the intended housing alongside the other requirements of the allocation

BTE supports the allocation of the PWGB site, the garden village principles and its linkages with the SHGV site.
The allocation should be amended to be commensurate with SHGV and so require: contribution to the proposed A52 Active Travel Corridor to maximise sustainable travel opportunities with green and sustainable linkages between these two sites; pro-rata GSRR contribution; be developed to GV principles; design code; single outline for entire site; on site renewable energy provision; allotment provision.
PWGB must contribute to the education campus provided by the SHGV site which will jointly serve PWGB along with the necessary Sixth-Form provision

We support the policy and proposed changes, save that adjustments to reflect the current revised planning application and discussions with the Council are needed. Indicative Unit numbers should be 3400 rather than 3700. Policy paragraph d) should be rephrased to read “The development will provide up to 28000 m2 of employment space including class E, B2 and B8 uses” to accord with the agreed description of development.
