Figure 22: This map shows the village of Thurlby and highlights two site allocations. SKPR-56 and SKPR-277 were identified as preferred housing allocations in the Regulation 18 Draft Local Plan. 

SKPR-56 – Land at Obthorpe Lane Comment View map Land at Obthorpe Lane, Thurlby

Indicative Unit Numbers: 86

Assumed Density: 30 Dwellings per hectare

The following development principles accompany this allocation:

  1. A public right of way runs along the eastern edge of the site, this should be retained and connections incorporated into the development, where possible.
  2. Vehicular access to the site should be positioned on Obthorpe Lane.
  3. Pedestrian links, such as footway and cycleway connections into the village from the site, should be incorporated into the development proposal by linking to the existing footway on Obthorpe Lane.
  4. On the southern edge of the site a suitable and sensitive boundary treatment will be provided to screen views of the development from the adjacent open countryside.
  5. This site is within or includes a Green Infrastructure Area. Proposals on this site should incorporate the relevant principles for development within Green Infrastructure Areas set out in Policy EN3 Green Infrastructure.

Approximate Density: 25 dwellings per hectare

The following development principles accompany this allocation:

  1. Access should not be sought from the A15.
  2. On the southern and western edges of the site a suitable and sensitive boundary treatment will be provided to screen views of the development from the adjacent open countryside.
  3. Pedestrian links, such as footway connections into village from the site should be incorporated in the development proposals. This should include safe pedestrian connectivity east and west of the A15 to village facilities.
  4. This site is within or includes a Green Infrastructure Area. Proposals on this site should incorporate the relevant principles for development within Green Infrastructure Areas set out in Policy EN3 Green Infrastructure.
